The Ten Thousand, a luxurious apartment building in Century City that borders Beverly Hills, was recently recognized as a “Gold Winner” in the category of the Best Multi-family Project from the LA Business Journal‘s Commercial Real Estate Awards. The Conco Companies were honored to provide concrete services on the 40-story, 483-foot residential tower, which is quickly becoming one of the area’s iconic architectural landmarks. The developer as well as owner of the $300 million project is Crescent Heights. The architect is Handel Architects and Shamir Shah Design the interior designer. Swinerton Builders is the general contractor.
Handel Architects explains that the modern all-glass structure was inspired by the work of 20th-century modernists. The exterior is composed of four crystalline quadrants and the sloping roofline stands out in sharp contrast to the surrounding flat-roofed buildings. The façade’s multiple panes of glass are slightly angled away from one another to refract sunlight during the day and transform the tower into an illuminated beacon at night. Ten Thousand received LEED Gold certification and creates a sustainable living environment. Offering two and three bedroom residences, each unit has floor-to-ceiling windows and unobstructed site lines that provide panoramic views that span all the way from downtown Los Angeles, to the Hollywood Hills, and the Pacific Ocean. The building’s lobby and residences feature natural finishes such as titanium travertine from Italy, statuary marble, limestone, grained walnut, and cerused oak. The building also has an on-site garage with a discreet private entrance to the building and 75,000 sq. ft. of indoor and outdoor amenities and a house staff of 60 to provide 5-Star hotel-style services. Indoors, residents can enjoy the 75-foot lap pool with underwater speakers, sauna and steam rooms, a massage and spa treatment room, and fitness center. The outdoor area includes a great lawn, sunning pool and spa, tennis court, strolling gardens, chef’s kitchen, a theater with an 84-foot screen and a fire pit as well as a dedicated dog-run lawn. Individuals are able to walk to work or to public transportation as well as live in close proximity to restaurants, grocery stores and entertainment and cultural venues. While the new Wilshire Grand in Los Angeles has a spire that actually makes it higher in height, the San Francisco tower will hold the honor of having the highest occupied floor. The 61-story skyscraper, located at Mission and 1st Street, and has been under construction for four years.

We announced last November that we successfully completed the final core wall pour and that it was now officially the tallest building in San Francisco. One year before that, we completed the 12,000 cubic-yard mat pour for the tower and set a record for the largest pour in San Francisco’s history. Before construction of the Salesforce Tower, the 853 ft. tall Transamerica Pyramid had held the record as the tallest building in the city for 43 years. Another skyscraper, the Millennium, just a block away from the Salesforce Tower is garnering attention for the fact that it has sunk 16 inches from when it first opened its doors in 2009. To further complicate matters, the condominium building is sinking unevenly. While the Millennium’s foundations rest on 950 friction piles, they do not go down to the bedrock as does the Salesforce Tower’s foundation, which is anchored to bedrock. The developer of the Salesforce Tower, Boston Properties reports the opening will be rolled out in phases beginning in July and continue through to 2018. Spokesperson, Michael Cantalupa, said, "The steels been finished, concrete finished, the skin of the building is coming up. In terms of later phases of construction, the building needs to be fit out for its tenants. So, each tenant that comes in, its space is going to be designed and constructed for its particular uses." Once completed in 2018, the $1.1 billion office building will be the center-piece of a new South of Market neighborhood that includes the Transbay Terminal. The scope of the project involved Conco completing two floors per week for the 61-story skyscraper, which was done in a 3-day work cycle for each floor in order to meet the accelerated pace.
To see how we accomplished this task, we encourage you to visit our facebook page to view our time-lapse video that depicts the last full core wall lift on the 1.4 million square-foot tower. Conco used a unique self-climbing form system that allowed us to do a pour cycle, also known as a “lift,” once every three days. As you will see from our video, the self-climbing form, which is secured to the existing wall below, made the concrete pours on upper floors very efficient. To allow access to the building’s 14-foot 9-inch floor-to-floor heights, the form was raised in increments of 15 feet, and involved both the exterior and interior sections of the system moving independently. To complete a “jump”, the exterior sections require about 20 minutes to complete, and the more complex interior system takes about 45 minutes to complete a jump. Once it is in place, the crews aligned and secured the panels to allow the walls to be enclosed and ready for the pour. This innovative equipment allowed us to begin the next cycle just 6-8 hours after the pour was finished. The job also required using the most powerful concrete stationary pumps in the industry to pump the concrete to the height of the upper floors. We recognize that this feat required absolute organization, management and execution from the top down including our hard-working, dedicated pump operators and rebar, formwork, and placement crews. In addition we are thankful for the support, partnership and collaborative efforts of the project’s general contractor, Clark/Hathaway Dinwiddie, a Joint Venture. In the case of the Devcon Construction Company, Conco has been involved in several of their projects including the construction of the San Francisco 49ers stadium, which was a joint venture between Turner Construction and Devcon Construction. We did the all of the concrete, which consisted of slabs in excess of 2,000,000 square feet and more than 65,000 cubic yards of concrete. Conco also worked with Devcon on a Class A office building in San Jose’s Santana Row that was developed by Federal Realty and Westwood Development Partners. DevCon Construction served as the General Contractor. The project consisted of pumping, formwork, reinforcing, stud rail fabrication, post tension, shotcrete, belting and trucking services. Another project was a parking structure of which Devcon was both the owner and the general contractor. With a desire to get the project done quickly and economically, we provided shotcrete for the shear walls that spanned 310 lineal feet and 40 feet high. In total, 390 cubic yards of concrete were shot and the walls were completed in only 25 working days. Devcon has been ranked as the largest general contractor in Silicon Valley for close to the last two decades, and handles projects both small and large for a wide range of owners, developers and end users. Experts define prestressed concrete as the process used to overcome concrete's natural weakness in tension by introducing internal stresses to counteract the tensile stresses encountered in service. “The stress is usually imposed by tendons of individual hard-drawn wires, cables of hard-drawn wires, or bars of high strength alloy steel.” Prestressed concrete is commonly used to produce beams, floors or bridges that require a longer span than would be safe with ordinary reinforced concrete, and may be pretensioned or post-tensioned.
Pretension concrete describes the process of tensioning the steel between anchorages or in a frame and then casting concrete around it. Once the concrete has sufficient strength the “tension is slowly released from the frame or anchorage to transfer the stress to the concrete to which the tendons have become bonded.” In the case of post-tensioned concrete, the concrete has preset ducts or sleeves that are designed to allow tendons to be threaded through them. The tendons are positioned before the concrete is placed. Once the concrete has sufficient strength the tendons are tensioned by portable jacks and anchored against the outer edges of the concrete. One high-profile problem that was solved by a complex post-tensioning fix was the San Francisco area’s Bay Bridge. The problem started when the anchor rods that secured the earthquake shock absorbers, known as shear keys, to the deck of the bridge failed. Since the failed rods were embedded in concrete and inaccessible, replacement was impossible. A team of experts, including Conco, designed and installed a complex series of steel saddles and post-tensioned jacket walls to provide the required clamping force required to secure the bridge deck framing to the E2 crossbeam. One notable project we worked with Turner on was the San Francisco 49ers new stadium. The 1.85 million square foot Levi's Stadium was completed in 2014 and features 165 luxury suites, 9,000 club seats, an open pedestrian plaza, community space, a 49ers team store, and a 49ers Hall of Fame. Expected to be complete in early March, the 73-story building will offer 20 floors of Class A office (400,000 square feet) and 42 floors of four-star hospitality with 900 guestrooms. The 400,000 square feet of podium includes ballrooms, meeting rooms, retail and below grade parking for 1,250 cars. In addition the building has been selected by the committee to compete on the national level at the Fall 2017 ACI National convention. The event is scheduled to take place on October 15-19 in Anaheim, CA. The project has already earned a Green Good Design award for “Green Architecture” in 2014. The LA Federal Court House was designed to address the federal government’s blast and set-back requirements, which helped to create the unique cantilevered look of a “floating cube” over the stone base. The $400 million project broke ground in August 2013 and was completed in 2016. The construction process also included providing safeguards against the threat of bombs or earthquakes and is considered to be one of the safest buildings in the country. In addition the 630,000 GSF building has one level of below-grade parking. Conco provided professional reinforcing services as well as the construction of the concrete shear walls and the foundation. Also due to the building’s California location, it required seismic design to be part of the structural engineering process. To control lateral drifts, a state-of-the-art roof truss system was designed and engineered by the architects, Skidmore, Owings & Merrill.
