If it has been a while since you last visited Oakland, CA, you are in for a surprise. Over the last few years, Oakland has seen dozens of new construction projects throughout its downtown core and nearby neighborhoods. The Conco Companies have been pleased to be involved in several of them.
One example is the Brooklyn Basin Parcel B Project, which is a 7-story residential housing project from the developer and owner, the Signature Development Group. Along with 241 housing units, the 308,270 sq. ft. building includes 3,000 sq. ft. of ground floor commercial tenant space and 241 parking spaces. The waterfront project is located at the corner of Brooklyn Basin Way and 9th Street and is adjacent to a park. The building’s façade features a range of materials including concrete, metal siding, cement and glass. Conco’s responsibilities on the project included providing concrete pumping, reinforcement, formwork, finishing, shotcrete, and Confoam services. We placed 19,850 cubic yards of Confoam and 8,500 cubic yards of concrete as well as shotcrete. Conco also provided 1,400,000 pounds of rebar and post tension reinforcement. Another couple of projects we recently provided concrete services for are the Hanover Waverly and the Hanover Uptown at Valdez Street and 27th Street. Both projects are developed by the Houston-based owner, the Hanover R.S. Limited Partnership. The Hanover Waverly is a 7-story, mixed-use project that consists of 224 apartments and 22,000 sq. ft. of ground floor retail. The architect, TCA Architects designed the contemporary-style structure to take advantage of the curved lot and highlights the building’s location. The Hanover Waverly also offers below grade parking with 226 parking stalls and has an exterior comprised of high quality materials including stone, brick, glass, metal wall panels and cement plaster. The Hanover Uptown is a 7-story, mixed-use project that consists of 253 residential units including studio, one- and two-bedroom apartments, and more than 33,100 sq. ft. of ground floor retail. For both projects, Conco provided concrete pumping, reinforcement, formwork, finishing, and shotcrete services. The Conco Companies were recently recognized for our concrete services on the new Wilshire Grand Project with the “2017 Charles J. Pankow, Jr. Award” from the American Concrete Institute’s Southern California Chapter. The Charles J. Pankow Jr. Award was established in 1984 by the ACI SoCal Chapter in honor of Charles J. Pankow, Jr. and is designed to recognize outstanding and innovative use of concrete in construction. Mr. Pankow was an active member of the Southern California Chapter since its inception and had served as the International President of the ACI from 1980-1981.
The prestigious award is only given out annually, if, in the judgment of the Awards Committees, a qualified project and contractor are nominated. Rules for how the award is bestowed include: “One award may be presented annually to recognize an outstanding, collaborative emerging innovation in design, materials, or construction-related research and development. Innovations must be new to the industry. Not more than one award may be given in any one year.” During the course of constructing the Wilshire Grand, Conco set a world record for the largest continuous mat pour that required appoximately 2,000 truckloads of concrete and took 20 hours of continuous pouring. In total, crews laid down more than 21,200 cubic yards of concrete over 7.1 million pounds of reinforcing steel. We also purchased and used a new state-of-the art electric pump to help us pump concrete 650 feet horizontally and then 1,125 feet vertically in order to reach the highest levels of the skyscraper. Furthermore, as the pump was electric, it was both quieter and cleaner than a diesel pump. One of only 12 winners internationally, the Premiere on Pine (formerly known as 815 Pine) is a 42-story tower that highlights the structural and technological advancements made in the concrete industry over the last several years.
This year’s winners were recognized at the “Celebrating Concrete Innovation and Excellence Across the Globe” Awards Gala that took place during the ACI Concrete Convention and Exposition. In addition to Conco serving as the concrete contractor for the Premiere on Pine’s project, the team included owner and developer, Holland Partner Group; architect, Weber Thompson Architects; general contractor, Holland construction Inc.; engineering firm, Cary Kopcznyski & Company; and Concrete Supplier, Stoneway Concrete. The Premiere on Pine is constructed with high-strength concrete and reinforcing steel to create maximum floor space for the small site and is the first building in Seattle to have a specified concrete strength of 15,000 psi in its columns. This allows the high-strength columns to be smaller than those in similarly sized buildings. Another innovation was to place the concrete continuously through the slab penetrations, which eliminated the need for concrete puddling around the columns. The building is the tallest residential tower in Seattle, WA and offers residents a range of amenities including a hotel-inspired rooftop sky lounge and five levels of above-grade parking and five-levels below. In addition the apartment units offer spectacular views of the Cascades, Puget Sound and downtown Seattle. One recent project The Conco Companies provided a range of concrete services for is the Salesforce Tower in San Francisco. Now the tallest and most expensive building in the city as well as the tallest occupied floor west of Chicago, the Salesforce is close to completion. Scheduled to open in early 2018, the project developer’s, Boston Properties reports that nearly 700 construction workers are on site every day, working around the clock to finish the tower.
Another interesting detail about the 61-story skyscraper is it was originally named the Transbay Tower but Salesforce bought both the naming rights and the lease of 30 floors in the tower in a $560 million over 15 and a half year deal. Other companies that will share space in the 1.4 million-square-foot building include Bain & Company, Accenture, and CBRE, a real-estate group. WeWork, the newest tenant, just completed a deal to lease three floors of the tower, which will become their second headquarters. Their first is in New York City. The project’s General Contractor, Clark Construction want to let the building’s neighbors know that the tower is firmly anchored to bedrock by 42 load-bearing piles that go down more than 300 feet below grade. In fact it is the first commercial office building in California to be designed with such an advanced level of seismic safety. Along with the 13 ft. high ceilings and continuous 10 ft. tall windows on each floor, metal automated sunshades will adjust during the day to maximize sunlight as well as protect the offices from overheating. Additionally the tower will offer direct access to the Transbay Transit Center, which will be just next door once it opens. In terms of the number of people working in the tower, Salesforce alone expects to have 10,000 of their employees in the tower. This is approximately a third of the company’s workforce. The top two floors (60 and 61) are part of Salesforce’s lease and they say they will let out the top floor for free to nonprofit groups and nongovernmental organizations. One example of our growth is in the San Diego area where we are providing services for the Terminal 2 Parking Plaza at the San Diego International Airport. The $128 million project broke ground in September 2016 and is scheduled to be completed mid-2018. The parking structure will offer three floors of approximately 3,000 parking stalls, and as it is within walking distances of Terminal 2, will be convenient parking for travelers. Another new project out of our San Diego office is the Miramar Water Treatment Plant in the City of San Diego. The plant was originally constructed in 1962 and provides drinking water to an estimated 500,000 customers in the northern section of San Diego. The project includes the replacement of the Clearwells #1 and #2 built in 1959 and 1974 respectively, a new Chlorine Contact Chamber, an adjoining lift station, new maintenance and operation building, and a security guard shack. The estimated $89 million project was started in June 2016 and is expected to be completed by May 2020. Conco Pumping was also brought in on the Mid-Coast Corridor Transit Project that will extend Trolley service from the Santa Fe Depot in Downtown San Diego to the University City community. Mid-Coast Transit Constructors (MCTC), a fully integrated joint venture of Stacy and Witbeck, Inc. and Skanska-Shimmick-Herzog, is in charge of the light rail project. We are providing concrete pumping services under the direction of Malcolm Drilling, Condo-Johnson and Skanska. Furthermore, our San Diego crews are working on the Hedionda Lift Station project for the City of Carlsbad. This is the first time in many years that Conco has had the opportunity to work with the general contractor, Pulice Construction, on a water project. Recently The Conco Companies announced the topping out of the East County Detention Center, a 500,000 SF expansion and replacement to the existing Riverside County Jail. The project’s General Contractor is Clark Construction and the architect is HOK. The $330 million project will add another 1,626 beds to the facility once it is complete.
Since the jail is located in Indio, CA, one of the most challenging aspects to the job was safely dealing with an average temperature of around 100°F and sometimes reaching as high as 120°F. To ensure the safety of all the workers, we had a full-time safety manager on site. Furthermore, all Conco employees as well as our subcontracted employees followed the ACI’s Hot Weather Concreting procedures. Workers were provided with lots of water, rest and shade as well as educated to recognize the signs of heat-related illnesses in themselves or in a co-worker. Our hard-working crews formed, pumped and placed 55,000 CY on the project, which also includes the construction a 990-stall concrete parking structure adjacent to the new facility. We also used our pumps to pour piles 60’ below ground-level for Becho, another one of our trade partner on the job. Phase One of the project includes a three-story administration and support building with an extension of the existing below grade tunnel. Phase Two includes a four-story structure consisting of two housing units and mezzanine levels. The entire project is expected to be completed this winter. To celebrate the topping out of the structure and as a thank you to our crews and their families, we held a Pre-Father’s Day Company picnic at Prado Dam. One of the big projects The Conco Companies recently provided a full range of concrete services for was the Salesforce Tower in downtown San Francisco. Now that the silvery curtain-wall panels have completely covered the outside of the 1,070-foot tall building, it can be seen for miles in and around San Francisco. This is probably not surprising as the peak of the building stands 200 feet taller than the city’s previously tallest building, the Transamerica Pyramid. The 61-story building consists of 900 feet of occupied space with spacious office floors that boast ceiling heights of almost 14 feet. The remaining 170 feet above the top floor of the building is mainly empty space but does house some mechanical equipment.

One interesting video from September 15th includes a conversation between the project’s developers, Executive Chairman of Boston Properties, Mortimer Zuckerman, and Gregory Hines, the Founder and Chairman of Hines. They discuss how the Salesforce Tower is destined to become the iconic San Francisco building and how the architect, César Pelli has created a building that is beautiful to look at on the outside and works wonderfully on the inside. There are also a couple of spectacular pictures of lightening striking the Tower during a recent storm in the Bay Area that the National Weather Service reported produced over 800 lightning strikes. Another picture is from the 34th floor of the building and provides an impressive view of the Bay Bridge. You will also find a picture of the solar ellipse alongside the skyscraper. The Council on Tall Buildings and Urban Habitat (CTBUH) recently published a report in collaboration with the Guinness Book of World Records on the fastest elevators and the longest elevator run in skyscrapers. It evaluates elevators in commercial buildings from across the globe to determine the speed and the length of their run. The CTBUH has certified the Shanghai Tower, currently the world's second-tallest building at 632 meters tall (2,073′), takes the prize for both the “fastest elevator and the longest elevator run of all commercial buildings in the world.”
The Shanghai’s elevator has a speed of 20.5 meters per second and an elevator run of 578.55 meters (1898.13). The world’s second fastest elevator speed is in the CTF Finance Center in Guangzhou coming in at 20 meters per second followed by the Tapei 101 at 508 meters tall with a speed of 16.83 meters per second. The Ping An Finance Centre has the world’s second longest elevator run of 573.5 meters which is followed by the CTF Finance Center with a run of 516.7 meters. The Burj Khalifa has an elevator run of 504 meters. Out of the world’s five tallest buildings, four of them tie (the Burj Khalifa, Shanghai Tower, Ping An Finance, and Lotte World Tower) for the fastest double-decker elevator speeds of 10 meters per second. Here in the US, New York’s One World Trade Center has an elevator run of 1341 feet that goes deep into its basement. Now after four years of construction, the 73-story tower officially opened on June 23, 2017. Costing $1.35 billion, the 1,100 ft. tall skyscraper is the tallest building west of the Mississippi. The opening ceremony for the skyscraper included local dignitaries and politicians as well as the owners of the building, Korean Air.
In addition to its towering height, the Wilshire’s slanted peaked roofline, referred to as the “sail,” stands out among the flat roof tops of the surrounding buildings. The design was instrumental in changing L.A.’s code that had required skyscrapers to have a flat roof to accommodate a helicopter in case of an emergency. In fact it is the first high-rise without a flat roof since the L.A. City Hall was built in 1928. According to the project’s lead architect, Chris Martin of AC Martin Partners, the “sail” design is based on a massive granite formation in Yosemite Valley called the Half Dome. The Wilshire is pretty spectacular at night also as the roof is lit up with rainbow-colored LED lights that can be seen for miles and will be used to project images onto the building’s face for special events. The tower also is home to the city’s highest open-air bar, and has a top floor deck that offers 360-degree views of the city. Another impressive feature is the skylight in the tower’s first-floor entrance. Comprised of “a steel cage wrapped in 475 glass panels,” Chris Martin says it was inspired by the Merced River that runs through Yosemite. It is reported that 950 people worked on the project every day. For the world’s largest continuous mat pour, Conco poured 21,200 cubic yards of concrete. By the end of the pour, we had completed a foundation that is nearly 20 ft. thick. The LA Federal Courthouse in downtown LA was recently recognized as a “Gold Winner” in the category for Best Sustainable Project by the LA Business Journal‘s Commercial Real Estate Awards. Last year the Courthouse also won the “2016 Outstanding Achievement and Excellence in Concrete Construction” award presented by the Southern California ACI chapter. In addition the project was selected to compete at the national level at the 2017 ACI National Convention.
Referred to as the “Cube” for its unique cantilevered shape, the 631,000 sq. ft. courthouse was designed and built to earn LEED Platinum certification. The general contractor on the $350 million project was Clark Construction and the architect was Skidmore, Owings & Merrill (SOM). The building’s high efficiency systems include a 1,200-ton central utility plant with a 130-ton heat recovery chiller. It also features a 250 KW roof-mounted photovoltaic array of solar panels. A large skylight brings in natural light and the building’s exterior has “pleats” that maximize daylight penetration and minimizes solar thermal gains. The building’s innovative design allows the cubic volume to “float” over the stone base and is considered to be one of the safest structures against bomb threats or earthquakes. The 10-story Courthouse sits on a 3.6-acre site and includes 24 courtrooms and 32 chambers for judges along with jury assembly facilities and offices for U.S. Marshals. SOM describes the Courthouse design as “using traditional architectural elements such as processional steps, grand public spaces, and enduring materials like limestone to achieve a strong civic identity.” The project broke ground in 2013 and judges and staff started moving into their new offices in September, 2016.
